Industrial Commercial Properties LLC (ICP) operates one of the largest privately-held commercial real estate portfolios in the United States. The portfolio’s diversity has expanded beyond its roots of sprawling industrial complexes, including former General Motors and Ford plants converted to multi-tenant industrial buildings and large-scale distribution centers. The portfolio now encompasses over 46.5 million square feet of industrial and mixed-use developments, office parks, multi-family, and repurposed shopping centers.

ICP specializes in reviving abandoned retail centers into thriving business hubs for light industrial and office users. Currently, ICP is actively redeveloping five shopping centers, formally knows as Chapel Hill Mall in Akron, Ohio, The Upper Valley Mall in Springfield, Ohio, City View Center in Garfield Heights, Ohio, Midway Mall in Elyria, Ohio and St. Louis Mills Mall in Hazelwood, Missouri.

Experts in Adaptive Reuse

Many of our projects begin by strategizing to create a vision for the property’s future. Some properties may have complex challenges which have inhibited past success. We then identify the issues from environmental concerns to slow leasing progress and develop creative solutions to rehabilitate the real estate.

Some of ICP’s transformative projects include:
– Redevelopment of the former Goodyear Tire & Rubber headquarters in Akron, now known as the mixed-use neighborhood called The East End.

– The former American Greetings Headquarters in Brooklyn, Ohio, a 1.6 million-square-foot office and industrial complex, is now home to 13 tenants and over 3,000 new jobs.

– The former Randall Park Mall, is now home to a 960,000-square-foot Amazon Fulfillment Center and a 305,000-square-foot speculatively built warehouse/distribution building. The mall’s redevelopment brought back over 2,700 jobs to the cities of North Randall and Warrensville Heights.

– Former automotive plants in Lorain, Ohio, Moraine, Ohio and Pontiac, Michigan round out the success stories of ICP’s diverse portfolio.
