Industrial Commercial Properties (ICP) is a leading commercial development company based in Mayfield Heights, Ohio. ICP is seeking a Director of Commercial Transactions interested in working with the executive team on a fast-growing commercial real estate portfolio. If you have a background in commercial real estate, strong interpersonal skills, and a knack for negotiating, we’d love to hear from you.

Under the direction and supervision of the Executive Vice President, the Director of Commercial Transactions will be intricately involved in the acquisition and sales of commercial properties, including industrial, office, retail and vacant land. This position will also be the point person for lease negotiations in portfolio properties and act as a conduit between tenants, clients, ICP ownership, and executive staff. Some travel is required.

DUTIES AND RESPONSIBILITIES: 

  • Minimum 5 years of experience in commercial real estate sales, acquisitions, and leasing
  • Strong business acumen-understanding of return on investment and financial metrics that define project/deal success
  • Strong negotiation and rapport-building skills
  • Ability to analyze property and financial information to determine deal feasibility
  • Financially model transaction scenarios to ensure new opportunities meet financial return targets
  • Ability to understand and explain complex deal structures.
  • Highly organized with the ability to manage multiple transactions
  • Ability to analyze market-specific statistics and assist ICP sales and leasing to target acquisitions nationwide and help determine market trends, viable markets to invest, and market rental rates
  • Assume primary negotiation responsibility in the coordination of letters of intent and lease agreements with ownership and legal

REQUIREMENTS AND SKILLS: 

  • Bachelor’s degree
  • 5+ years’ experience in Commercial Real Estate sales and leasing
  • Advanced capabilities for reporting, analyzing, and presenting financial data related to transactions
  • Ability to research and interpret market conditions
  • Knowledge of real estate financial metrics, valuation techniques, and industry software (e.g., ARGUS, CoStar) is preferred.
  • Excellent written and verbal communication skills
  • Strong presentation skills
  • Proficiency in MS Office (Teams, Word, Excel and MS Outlook and CoStar)

The Financial Analyst will play a crucial role in our underwriting and asset management activities. This is an excellent opportunity for a professional looking to gain valuable experience in the commercial real estate industry.

Duties and Responsibilities

  • Conduct financial analysis, including cash flow modeling, valuation, and investment return analysis, to support investment decisions and asset management strategies.
  • Assist in the preparation of investment memorandums, presentations, and other materials for internal and external stakeholders.
  • Perform market research and analysis to identify trends, opportunities, and risks in target markets and asset classes.
  • Collaborate with senior team members to evaluate potential acquisitions, dispositions, and lease transactions.
  • Assist in due diligence efforts, including property inspections, financial document review, and coordination with third-party consultants.
  • Support asset management activities, including monitoring property performance and analyzing operating budgets.
  • Maintain databases and financial models to track property-level and portfolio-level performance metrics.

Qualifications

  • Bachelor’s degree in finance, real estate, economics, or related field.
  • Strong quantitative and analytical skills, with proficiency in financial modeling and Excel.
  • Excellent written and verbal communication skills, with the ability to present complex concepts in a clear and concise manner.
  • Detail-oriented with strong organizational skills and the ability to manage multiple tasks and deadlines effectively.
  • Proactive, self-motivated, and eager to learn about commercial real estate investment and asset management.
  • Previous internship or work experience in finance, real estate, or a related field is a plus.
  • Knowledge of real estate financial metrics, valuation techniques, and industry software (e.g., ARGUS, CoStar) is preferred.
  • Demonstrated ability to manage multiple projects simultaneously, prioritize tasks effectively, and meet tight deadlines.

This includes the planning stages to support tenant occupancy in company-owned facilities in the Southwest Ohio market.
