We are looking for an experienced Construction Project Manager to join our growing construction division, ICC. The ideal candidate will plan and supervise a wide range of construction projects from start to finish in the St. Louis, MO market and the surrounding area. You will organize and oversee construction planning, scheduling, budgeting and implementation and ensure projects are completed in a timely and efficient manner. The goal will be to maintain project delivery and budget expectations.
An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and will able to quickly problem solve while coordinating a team of professionals to achieve best results. Candidate should have an analytical mind and exceptional organizational skills.
Responsibilities
- Conceptual estimating to establish overall project budget
- Collaborate with leasing department and tenants to determine project scope and specifications
- Negotiate contracts with external vendors to reach profitable agreements (subcontractors, suppliers, engineers, architects, etc.
- Obtain permits and licenses from appropriate authorities
- Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
- Plan all construction operations and schedule intermediate phases to ensure deadlines are met
- Supervise and guide the project team (site manager, subcontractors etc.)
- Evaluate progress and prepare detailed reports
Requirements
- Proven experience as a construction project manager in the industrial and commercial market, experience in redevelopement renovations and adaptive reuse a plus.
- In-depth understanding of construction procedures and material and project management principles
- Good knowledge of MS Office
- Familiarity with construction/project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- A team player with leadership abilities
- Minimum of 5-10 years of relevant experience is preferred
- Required to travel for client meetings, field construction meetings and inspections including processing planning and building permit applications. This position may require occasional overnight trips and air travel.

Industrial Commercial Properties (ICP) is a leading commercial development company based in Cleveland, Ohio. ICP is looking for a President of Construction to oversee the effectiveness and efficiency of the construction division, Industrial Commercial Construction (ICC). The position will be responsible for all aspects of construction projects across the ICP portfolio, which include new builds, adaptive reuse projects, extensive redevelopment of existing properties and environmentally challenging sites. This position includes maintaining control of multiple lines of business and establishing and promulgating appropriate procedures and processes to support leadership’s goals.
Working toward established goals for performance, the President leads construction division executives and employees and encourages maximum performance across the organization’s mission. The President must display the highest level of integrity and lead by example in all areas. Cultural fit is of utmost importance.
A vital senior management team member, the President of ICC, reports directly to ownership and the Chief Operating Officer of ICP.
Key Responsibilities:
- Responsible for overseeing all aspects of construction projects across the ICP portfolio.
- Responsible for leading ICC to achieve and meet or exceed production and programmatic outcome goals and objectives.
- Directs the overall construction and engineering operations of the Company as a whole.
- Dedication to developing and maintaining a strong, stable, and engaged workforce while identifying and hiring top talent to continue to add to the strength of ICC.
- Aptitude in sound decision-making and problem-solving in pressure situations.
- Collaborate with municipal officials, land planners, engineers and ICP’s senior management in the preparation of site plans and new developments.
- Investigate alternative building materials, taking advantage of new methods or technologies. This includes periodic review and justification of costs.
- Review and recommend acceptance or change to construction-related contracts.
- Analyze the potential to obtain government-related funding grants with the development team and help to develop a strategy to maximize government-related grant funding.
- Oversee the implementation of a project management and timeline scheduling system available for all staff to review.
- Ensure departmental policies and procedures are documented and maintained.
- High-level understanding of all business functions, including IT, HR, Finance, and Project Management.
- Ability to communicate clearly to multiple audiences, both verbally and in writing.
- Demonstrable competency in strategic planning and business development.
Requirements:
- BS/BA in Construction, Planning, Engineering, or relevant field
- Ten-plus years of operational and personnel management, with a minimum of five years in a senior leadership position
- Experience managing multiple projects simultaneously across a brand and quality spectrum
- Experience in design-build, ground-up construction
- Excellent interpersonal and communication skills internally as well as with external constituents
- Self-motivated, well-organized, and results-driven who leads by example
- Leadership skills with the ability to mentor and extract the highest potential from supporting personnel, outside vendors, and consultants
- Demonstrated ability to negotiate and execute all types of design-related contracts
