CIVIL ENGINEER

Industrial Commercial Properties (ICP) is a leading commercial development company based in Mayfield Heights, Ohio. ICP is seeking a highly skilled Civil Engineer to work on a fast-growing commercial real estate portfolio. Under the direction of the Senior Vice President of Development & Construction, the Civil Engineer role involves conceptual land planning and site design with a focus on loading dock configuration for largescale new and existing industrial, distribution, and manufacturing facilities. The ideal candidate will guide civil engineering design from a conceptual basis through continued support of the construction efforts, to ensure functional, cost-effective, and maximized site layouts that optimize the project site, truck circulation, and building access.

Duties and Responsibilities include, but are not limited to

Land Planning & Site Layout

  • Develop conceptual site plans for industrial developments, including grading, drainage, utility layout, stormwater management, and roadway design.
  • Conduct feasibility studies and site evaluations to assess topography, environmental constraints, zoning regulations, and infrastructure availability.
  • Optimize building orientation, truck courts, employee parking, and circulation patterns to support operational efficiency and tenant requirements.
  • Coordinate with environmental, geotechnical, and survey teams to integrate all duediligence findings into site development plans.
  • Effectively communicate and convey with leadership on project updates, potential risks, technical challenges and recommend appropriate mitigation plans.

Loading Dock & Freight Infrastructure Design

  • Lead the design and engineering of loading docks, truck courts, ramps, trailer parking areas, and related freight/logistics infrastructure.
  • Establish appropriate dock heights, approach grades, bumper placements, and truck turning radii to achieve safe and efficient docking operations.
  • Analyze vehicle movement using turning-radius software (e.g., AutoTURN) to ensure proper access for heavy trucks and specialized equipment.
  • Collaborate with in-house Construction division

Permitting & Regulatory Compliance

  • Coordinate with local municipalities, state agencies, utility providers, and regulatory authorities to understand the process to secure approvals.
  • Coordinate the engagement of third-party vendors for due diligence items (e.g., ALTA surveys, geotechnical reports, and Phase I Environmental Site Assessments)

Construction Support

  • Troubleshoot field conditions and provide engineered solutions to maintain project schedule and budget

Qualifications

  • BS in Civil Engineering.
  • Experience with ground-up development and horizontal design management preferred.
  • Knowledge of basic building design and systems.
  • Proficiency in AutoCAD (2D).
  • Demonstrated experience in reading construction documents and specification manuals.
  • Minimum 5 years Civil Engineering, project planning, oversight, and delivery experience.

DIRECTOR – LEASING

We are seeking a Leasing Agent to support our rapidly expanding commercial and industrial portfolio in Southwest Ohio. This position is based in our Dayton, Ohio office and reports to the Senior Vice President of Leasing & Acquisitions. The Leasing Agent serves as the primary liaison between ICP and prospective or existing tenants. This role focuses on marketing available properties, conducting tours, negotiating lease terms, and maintaining strong tenant relationships.

Duties and Responsibilities include:

  • Market Expertise: Maintain up-to-date knowledge of local commercial real estate market conditions, trends, and competitor activity to provide informed advice to ownership.

PROPERTY ACCOUNTANT

Industrial Commercial Properties (ICP) is seeking a dedicated and detail-oriented Property Accountant to oversee the property-level financial operations of a portfolio of ICP’s commercial properties. In this role, you will be responsible for maintaining the General Ledger accounts and business transactions for multiple commercial properties, applying Generally Accepted Accounting Principles (GAAP) and Tax Accounting concepts, which include analytical work and thorough review of financial records. Provide management with financial information such as financial statements and cash flow. You will work closely with the Lease Administration and Property Management departments to ensure the highest financial performance of ICP’s assets, and be part of an excellent team in a growing department.

Duties and Responsibilities:

  • Maintain financial records for a portfolio of properties
  • Perform the month-end close-includes complex bank reconciliations, account reconciliation, recording journal entries, and analysis of variances compared to budget/prior year.
  • Review vendor invoices for accuracy (vendor ID, invoice #, dollar amount, accounting period, property and accountcodes) and approve for Process vendor invoices for payment based on due date and available cash flow.
  • Assist with the preparation and review of annual budgets, as well as multiyear
  • Prepare year-end financials and supporting schedules for an outside CPA Review and post year- end tax adjustments, discuss any usual entries and reconcile to provided balance sheet.
  • Review cash flow for any irregular activity or cash Make transfers between accounts as needed. Help with cash projections and planning.
  • Prepare CAM reconciliations on an annual basis and communicate overages/shortages to Review leases to ensure that correct accounts are being included in the reconciliation.
  • Prepare and review tenant invoices and monthly rent increase letters for commercial
  • Prepare, record and file monthly sales tax
  • Answer accounting and financial questions by researching and interpreting data for both internal and external customers, as needed.

Qualifications:

  • Associate’s Degree or equivalent work experience with at least 3 years of staff level accounting.
