Industrial Commercial Properties (ICP) is a Cleveland, Ohio-based development company with over 46 million square feet of commercial and industrial space in seven states, with a portfolio encompassing office, manufacturing, warehouse and retail. ICP is looking for an Industrial Engineer to join our team. This position will work with tenants and property users to maximize the layout of their space and then engineer that information into a new facility plan optimized for productivity and efficiency, helping clients achieve the desired outcome and find the right solution for business growth. This job is based in Cleveland, Ohio and does not include working remotely. 

 

INDUSTRIAL ENGINEER

  • Use structured problem-solving skills to develop strategies and designs that improve the quality and efficiencies for the end-user.
  • Analyze and plan workforce utilization, space requirements, workflow, and design layout of equipment and workspace for maximum efficiency.
  • Work effectively in person and virtually with a multidisciplinary team, including sales, engineering, environmental, construction, management and marketing.
  • Assist end-users with planning the manufacturing layout needed to create, modify, assemble and test in a safe, efficient, and ergonomically sound way.
  • Be versed in OSHA standards and ADA guidelines.
  • Utilize CAD software to prepare plant layouts, office layouts, site drawings, and sketches (2d and 3d preferred).

 

POSITION QUALIFICATIONS:

  • Hands-on experience with 2D/3D CAD tools is essential.
  • Bachelor’s degree in architecture or engineering preferred.
  • 5-10 Years of Job-Related Experience. 
  • Project management experience from concept origination through implementation a plus.
  • Understanding of warehouse management systems and multiple manufacturing plants (experience in systems conversion and implementation preferred).
  • Strong mechanical aptitude
  • Strong verbal and written communication skills from team member level to executive audiences required.
  • Strong analytical skills.
  • Some travel required.

ICP is seeking a Senior Accountant interested in working with the accounting and finance teams on a fast-growing commercial real estate portfolio. Under the direction and supervision of the Senior Vice President of Accounting, the Senior Accountant will play a crucial role in managing financial activities, ensuring compliance, and contributing to the overall success of our organization. 

DUTIES AND RESPONSIBILITIES: 

  • Manages the general accounting functions of the organization. 
  • Oversees the completion of ledger accounts and financial statements. 
  • Evaluates and makes appropriate improvements to internal accounting processes ensuring that practices are in line with the overall goals of the organization.
  • Provides financial projections by coordinating budget/forecast preparation; collecting, analyzing, and consolidating financial information; advising departments on the collection and analysis of data.
  • Maintains sufficient funds by forecasting cash requirements and obligations. Accomplishes department and organization mission by completing related results as needed. 
  • Prepares and analyzes monthly financial statements for management review. 
  • Generates accurate and timely financial reports, including balance sheets, income statements, and cash flow statements. 
  • Collaborates with department heads to develop annual budgets and financial forecasts.

REQUIREMENTS AND SKILLS: 

  • Bachelor’s degree in accounting or relevant field.

Reports To: Executive of the Company on a day-to-day basis and Ownership or other corporate executives from time to time.

The ideal candidate will plan, bid and supervise a wide range of construction projects ranging from building to tenant improvements from start to finish including planning stages to support occupancy by tenants in company owned facilities in the following market:  San Antonio, TX

General Job Expectations:

  • Daily travel will be required in this position
  • Conceptual estimating to establish overall project budget at a high-level
  • Collaborate with leasing department and tenants to determine project scope and specs
  • Negotiate contracts and agreements with outside vendors to reach cost effective agreements (e.g. contractors, suppliers, engineers, architects, etc.)
  • Obtain permits / licenses as needed from appropriate authorities
  • Determine and coordinate needed resources from start to finish with attention to budgetary and scheduling limitations
  • Plan and schedule all design and construction operations including intermediate phases to ensure deadlines are metSupervise and guide the project team
  • Evaluate progress and performance relative to budget and prepare related reports
  • Long term goal is for Company to expand its presence in the market through future acquisitions and/or newly constructed assets.  As such, Sr. Project Manger will be on the ground floor to establishing a growing team in this region.

Responsibilities:

Summary: As Sr. Project Manager you must be able to individually manage multi-faceted projects as well as assist in the oversight of multiple projects at the same time. You will help build a Team and must also be able to manage the Team of Contractors, Field Supervisors and various support staff.

  1. Sr. Project Manager must make project goals their own and use their skills and expertise to inspire a sense of shared purpose within the Project Management Team. They enjoy the organized adrenaline of new challenges and the responsibility of driving business results.
  2. Responsibility and Accountability for the Projects: Responsible for using knowledge, skill and practices to assist in the creation a project plan to fit the Company/Tenant needs and deliver with-in budget on desired outcomes. Fully accountable for the result of the project, is the driver that holds the project together. The Sr. Project Manager leads the project with passion, as if it was his or her own business.
  3. Defines Project Roles and Responsibilities: Working closely with the Company, Sales Team, Engineering and Tenant, the Sr. Project Manager shall assist in defining the project scope and objectives to ensure project members understand what is expected of them and what they should expect from one another.
  4. Performs Project Tracking: Manages the preparation and submits clear & concise activity/progress reports and time recording/management reports. The No. 1 reason for tracking a project is to discover potential problems before they occur. The Sr. Project Manager applies this proactive approach in routinely tracking the Project Management Team.
  5. Adopts Project Management Best Practices: The Sr. Project Manager is responsible for defining, communicating, and enforcing the project scope and shall assist in resolving complex challenges. The PM shall also be effective at coordinating interdependent activities, project documentation, monitoring and controlling the pace of the project(s). They adapt their approach to the context and constraints of each project, knowing that no “one size” can fit all the variety of projects. And they are always improving their own and the Team’s skills through lessons-learned reviews at project completion.
  6. Makes Things Happen: Have the knowledge, skills and experience to be able to recognize when problems surface or potential problems are looming. The Sr. Project Manager shall possess the ability to articulate problems, bring the right people together to solve problems and know when the problem has been properly addressed and closed—all this with the proper sense of urgency that the problem requires.
  7. Promotes Involvement: The Sr. Project Manager recognizes that success of any project is directly related to satisfying the Company and the Tenant; therefore, customer involvement is essential to ensure that the right product is built. Communicates Project Status Upward and to the Tenant.
  8. Applies Lessons Learned from Recent Projects: The Sr. Project Manager studies the lessons learned from prior projects and applies the most important lessons to new projects.
  9. Encourages and Supports Communication: Communicates to all concerned parties project milestones, status updates, as well as any existing or potential issues. Has overall ownership of all management reports on a given engagement and cultivates communication to resolve “stagnant” problems; viewed as good business and not viewed as being personal.
  10. Promotes Good Working Relationships: The position serves as a role model in promoting good working relationships across the Project Team. Cultivate people skills needed to develop trust and communication among all of the Project Management Team and acts as a mentor and helper.
  11. Enforces Effective Change Control: The Sr. Project Manager ensures that scope creep, communications, and quality are carefully managed.

Qualifications/Expectations:

  • Minimum 7 years project management experience, preferably in industrial or commercial real estate.
  • High School degree or equivalent required.
  • Self-motivated, quick and assertive.
  • Large and complex renovation experience a plus.
  • Design build experience a plus.
  • Extremely detailed oriented and organized.
  • Exceptional time management skills.
  • Excellent communication skills.
  • Cool, calm, collected and collaborative work well under pressure and comfortable with change and complexity in dynamic environments. Can shift readily between the “big picture” and the small-but-crucial details, knowing when to concentrate on each.
  • Ability to develop project plans, manage individual deadlines and goals.
  • Manage project scope by assessing requirements changes, determining and conveying impact on budget, time and risk.
  • Manage client expectations, anticipates operational and tactical risks and tracks them. Clarify, identify, and track requirements and issues, remove barriers, resolve minor project issues and escalate to immediate manager where required.

Industrial Commercial Properties LLC (ICP) is seeking a Senior Vice President – Development and Construction who is interested in working on a fast-growing commercial real estate portfolio. Under the direction and supervision of the COO and EVP, the SVP – Development and Construction will play a crucial role in the development process to ensure projects are completed on time and within budget. This position will act as the conduit between the development and construction divisions to ensure successful project execution while contributing to the overall success of the organization. 

DUTIES AND RESPONSIBILITIES:

  •  Manages commercial real estate construction and development projects from inception to completion. 
  • Assists in developing concept plans, project timelines and budgets to ensure successful and timely delivery. 
  • Communicates project updates, milestones, key decisions and challenges effectively to all stakeholders to maximize project outcomes. 
  • Navigates zoning regulations, environmental standards and other regulatory processes to secure necessary permits. 
  • Works closely with finance and other internal departments to monitor project budgets, analyze variances, and provide accurate financial reporting. 
  • Identifies potential risks and challenges associated with projects and implements strategies to mitigate risks. 
  • Assists in developing a strategy for the development of excess land in the portfolio. 
  • Monitors and addresses issues promptly to maintain project integrity. 
  • Monitors market trends, industry regulations and best practices within the industry.
